Mr. Margolin is Managing Partner of Structured Finance Solutions, LLC. (SFS), based in Denver, Colorado. SFS was formed in April 1995 to provide institutional clients with specialized support in the areas of commercial real estate finance and commercial mortgage backed securities (CMBS). Representative projects included: financing for commercial properties; long term consulting and lending platform development for investment banking firms analysis, development and placement of CMBS. SFS also provides securities and real estate litigation support for institutional clients and law firms nationwide. Mr. Margolin is a member of Commercial Mortgage Securities Association (CMSA).
Mr. Margolin has over 20 years experience structuring, analyzing, sourcing, and negotiating highly complex transactions. A proven strategic thinker with a passion for devising creative ways to structure complex financial transactions. Mr. Margolin's experience spans ABS, Commercial Mortgage Backed Securities (CMBS), Mezzanine and the full range of the real estate “Capital Stack.” He has developed several approaches that have been adopted throughout the industry. He has proven his exceptional ability to quickly assess and quantify debt capital markets opportunities and risks. Directed analytical modeling, led acquisition teams, interfaced with banks and lenders, and managed investment of capital.
Mr. Margolin served as Senior Vice President-Capital Markets for Commercial Capital, Inc. He led mortgage capital formation efforts for this specialized small balance alternative real estate lender. Developed and structured institutional debt products to provide liquidity for lending operations. Initiated strategic initiates for aggressive loan portfolio management. Provided commercial real estate transaction expertise to assist President in portfolio management solutions. Served as a voting member of Commercial Mortgage Securities Association (CMSA).
Mr. Margolin led the Capital Markets Group for Sonnenblick-Goldman Denver, a Real Estate Investment Banking firm. His deal management responsibilities include structuring of large hospitality loans, and capital markets placement of hospitality properties worldwide. He has extensive client contact with responsibilities for leading analysis of cash flows and collateral. He is also primarily responsible for the maintenance of client relationships, including both lenders and borrowers. His experience includes the structuring of major hotel transactions in excess of $3 billion. He simplified and restructured the marketing process for commercial real estate loans, resulting in a 70 percent faster time-to-market. His clients included Kimberly-Clark Corporation, Ford Motor Company, and Hilton Hotels. Prudential Mortgage Corporation has also named Mr. Margolin an Elite Producer two years in a row.
Mr. Margolin has served as a faculty member speaking on capital markets topics for Continuing Legal Education (CLE). He has also served as an expert witness on interest rate issues in federal bankruptcy court.
As Senior Vice President of Investments for Commercial Assets, Inc., Mr. Margolin was primarily responsible for acquisitions. Assets acquired totaled eleven Credit Support Classes of CMBS, with a total face value of approximately $100 million. He supported a portfolio consisting of $1.6 billion in multifamily mortgages. Mr. Margolin developed and refined risk analysis, due diligence processes, and ongoing property surveillance techniques. He also developed and maintained pricing and quality controls. He negotiated pricing, maintained close relations with providers of product on Wall Street. He was also responsible for training existing staff on the mechanics of CMBS.
Additionally, Mr. Margolin has been an investment banker involved with municipal bonds, real estate and other structured finance projects since 1984. He has held senior positions with Boettcher & Company, and Coughlin & Company. Mr. Margolin holds FINRA Series 24, 7, 63, 66 and 79 licenses, which are General Securities Principal, General Securities, “Blue Sky”, Investment Advisor and Investment Banking licenses, respectively. He began his career in the securities operations area of United Bank of Denver. He participates, on a national basis, in the presentation of seminars on structured finance, in particular, the purchase of credit support classes of CMBS. Mr. Margolin received his BA from Colorado College, and also attended the University of London, Berkbeck College.

Mr. Ferrell is an advisor and subject matter expert with Structured Finance Solutions, LLC. (SFS), based in Denver, Colorado, and he is a real estate finance expert with over 35 years of experience in real estate development and real estate finance. Much of his experience has been in the management and resolution of troubled collateral and problem loans and joint ventures. He is a real estate generalist with “hands on,” property level experience with single-family and multi-family housing, land development, resort, office, retail, industrial and mixed-use properties. He brings CMBS management experience to SFS as a result of being a Special Servicer to two large, RTC sponsored mortgage securitizations that were formed in the early 1990s.
Also, he has extensive experience in providing litigation support and analysis and expert witness testimony on causation, damages, lost profits, appropriate fees and interest rates, loan underwriting, valuation and related real estate and real estate finance issues. In addition to his expert witness practice, he is involved in development management and in various real estate transactions. Mr. Ferrell’s first experience as an expert witness was in 1991 when he was retained to assist the secured creditor with the Chapter 11 Bankruptcy of a large California land development. At the time, he was with C&L in San Francisco and was the Director responsible for the real estate consulting group in Coopers & Lybrand’s Financial Advisory Services practice. In 1995, Mr. Ferrell established Ferrell Consulting, Inc. (“FCI”) in Denver, Colorado, which often combines with SFS to provide services on an expanded basis.

In the early 1980s, Mr. Ferrell was one of the first real estate finance executives in the nation involved in resolving S&L problems. American was a troubled $35 billion S&L, and he was responsible for all problem assets and joint ventures. His responsibility amounted to assets in excess of $3 billion. All of his previous experience before joining American was with hands-on development of a variety of projects with Real Estate Affiliates and Interwest in Colorado.
